Tell us what you need

Most people start with a rough idea: a budget, a move date, or a neighborhood. You don’t need everything figured out before you reach out, most people don’t.

Just tell us where you are in the process, what’s flexible, and what isn’t. Pets, parking, walkability, a short commute, or a dedicated work-from-home space. The details that affect your daily life are exactly what we need to hear.

If you’re not sure what to ask for, that’s completely normal. Charlotte’s neighborhoods are wildly different from each other, and the right fit usually comes down to lifestyle more than square footage.

Get curated options

You won’t get fifty links to sift through. Instead, you’ll get a focused list of five to eight strong matches that actually fit your life, complete with bottom-line numbers, real photos, and video walkthroughs of the actual unit, not a staged model.

For every property, we break down:

  • The base rent and required monthly fees.
  • Current move-in specials and concessions.
  • The true Bottom Line so you can compare apples-to-apples, not just whatever the listing site decided to show.

Then, we refine. You react, we adjust, and the list gets sharper. By the time you’re ready to tour, you know exactly what you’re walking into.

Tour your favorites

We schedule tours at your top three to five options — in person, by video walkthrough, or live virtual tour. Sometimes you’ll see the exact apartment you’re considering. Sometimes you’ll tour a comparable unit because yours is still occupied. Either way, we’ll review what your view will be from the balcony, which way the windows face, and what to look for that the model unit doesn’t show, like whether you’re next to the trash chute or above the parking garage.

A big part of touring well is knowing what you’re walking into. Some properties offer significant move-in specials tied to a quick leasing decision, such as an extra month free or bonus gift card if you sign within 48 hours of touring. When you know the incentives in advance, they feel like information instead of a sales pitch. The tour stays a tour, not a negotiation. If you’re ready for a fast decision, we’ll time the tours accordingly and remind you as any deadlines approach.

Apply with confidence

You apply, we stay close. We follow up with the leasing office, walk you through the paperwork, and stay available through move-in day and after.

Generally, you’ll need these to apply:

  1. Proof of identity (Government-issued ID)
  2. Proof of income (Paystubs or offer letter)
  3. A completed application (Along with application and admin fees)

We’ll tell you exactly what each building wants before you submit, so you’re never caught off guard or paying application fees twice.

Special Situations? We’ve Got You Covered.

Self-Employed: Come prepared. Most buildings will ask for 6 months of bank statements and 1 to 2 years of tax returns. Because the specifics vary by property, we’ll walk you through exactly what your top choices require.

Credit or Income Challenges: If credit, income, or rental history is a concern, we point you toward properties where approval is most likely, rather than wasting time on long shots. While we can’t guarantee approval, we target the options where you have the highest chance of success.

After you sign

Most people don’t realize how much happens between signing the lease and actually moving in. There’s a lot to coordinate, and it’s easy for things to fall through the cracks.

Once you’re approved, we send you a move-in checklist organized by when each thing needs to happen. Renters insurance, utilities, elevator reservations, the move-in day walkthrough, the first-week settling-in. The kind of list that keeps you from remembering the parking pass situation at 7am on move-in day.

If something comes up after you move in, you can still reach out. A question about a charge, a maintenance issue you’re not sure how to escalate, anything at all. We’re not hard to find after the lease is signed.
